TLT advises on UK's first 'new generation' hotel by Holiday Inn Express

National law firm TLT, which has strong focus on the leisure sector, has advised on the first 'new generation' Holiday Inn Express hotel to open in the UK. The landmark 120-bedroom hotel in Tamworth is part of the global relaunch of the Holiday Inn brand, which comprises 2047 hotels.
TLT advised Silver Ring Services Ltd on site acquisition, involving lengthy and complex negotiations in relation to title and planning matters; negotiated the loan agreement and associated security; as well as advising on the construction documentation and the franchise agreement. The TLT team was led by partner Piara Dhooper and comprised specialist real estate, construction, commercial and banking lawyers.
The hotel is managed by existing TLT client Geminex Hotel and Leisure Management Limited, which aims to be one of the largest franchise-run hotel and leisure management groups in the country. Geminex Hotel and Leisure Management Limited secured the franchise agreement for Silver Ring Services Ltd to operate the hotel as a Holiday Inn Express. The Holiday Inn brand is owned by the InterContinental Hotel Group, the world's largest hotel operator by number of rooms.
The acquisition and development funding was provided by Bank of Ireland. The seller was advised by Howard Kennedy and the Bank of Ireland by Shoosmiths. The hotel officially opened on 19 November 2009.
